Our property management services include:
- Providing management information to residents and Directors
- Dealing with resident/Director enquiries via phone, email, messages
- Providing access to information and service charges via our online portal
- Arranging health and safety, fire risk assessments and undertake remedial works
- Liaising with contractors to address repairs,scheduled maintenance and major works
- Preparing Section 20 and specifications for works (lifts, roof replacement, internal/external decorations) . Arranging the tendering of maintenance contracts, ensuring Risk Assessment and Method Statement are completed and carried out accordingly.
- Conducting regular and ad hoc property inspections and site visits
- Select, verify and maintain a panel of contractors and assess their performance
- Working with specialist consultants such as building surveyors and engineers
- Providing out-of-hours emergency support
- Managing on-site staff and prepare payroll and all tax obligations (where applicable)
- Ensuring regulatory compliance according to industry guidelines
- Liaising with third parties, such as local authorities, fire safety officers, neighbours, freeholder, developers and other relevant authorities and groups
- Place insurance claims with the relevant broker and provide administration services
- Arrange and administer public liability, professional indemnity and Directors & Officers (D&O) insurance for communal areas
