At what stage do we get involved?
Working with developers on new building projects as a block management firm requires a collaborative and strategic approach that ensures a smooth transaction from construction and ongoing administration.
We can get involved from the beginning, the middle of the project or on completion to undertake the management of the block before an RTM or an RMC is set up (see below).
We typically help from the outset in the following areas:
- Consultation: Collaborate with developers promptly during the project planning process to share insights into facility management and operation factors that can impact long-term management and costs.
- Management plan: Develop an outlined management plan that defines the services provided, pricing, and maintenance procedures.
- Service Charge: Create a realistic and comprehensive service fee budget alongside the developer.
- Legal and Compliance: Evaluate and consult on lease agreements to ensure efficient administration, regulatory compliance and compliance with Health and Safety regulations such as inspections and certifications.
- Handover process: Assistance in the inspections process to detect any problems related to incomplete works and gather relevant documents such as warranties to guarantee a smooth handover.
- Residents Communication: Create an official communication channel for residents about the provided building services and emergency contacts. Scheduling meetings with new residents to discuss our services and hear any feedback that can increase service satisfaction.
- Facilities Managements and software: Finalise contracts for ongoing maintenance, cleaning, security and other necessary services supported by property management software that allows efficient communication and financial management.
- Partnership/ Reporting: Report regular updates to the developer on the building’s status and issues and address any matters to ensure the improvement of the project· Marketing and Sales: Collaborate with the developer’s sales and marketing team to promote management services to potential buyers. This can help to increase the property’s appeal by being able to discuss our services and answer any buyers questions or enquiries. We are also able to participate in sales events or help with the production of marketing materials.
